The story

A tired 1980s ranch in Heber City reborn as a Wasatch-back mountain modern statement. We re-framed the front gable, swapped to oversized steel windows, and clad the home in natural cedar with charcoal board-and-batten and dry-stacked stone. New standing-seam metal roof, walnut pivot door, paver drive, and native landscaping completed the transformation. Appraised value increased over $300,000.

Scope of work

Tear-off of asphalt shingles and existing siding, structural re-framing of front gable for new pitch and steel windows, new ZIP System sheathing with full house wrap, standing seam matte black metal roof, natural cedar vertical T&G siding (Class A fire-treated), board & batten charcoal accent walls, dry-stacked Telluride stone pillars, oversized black aluminum-clad windows, walnut pivot front door, low-voltage landscape lighting on smart controller, paver driveway and walkway, native xeric landscaping with aspens and ornamental grasses.

FAQ

Will an exterior remodel really increase my home's value?+

Yes — exterior renovations consistently rank in the top 5 ROI projects nationwide, and in mountain markets like Heber, Park City and Midway the lift is even higher. This project saw a $300K+ appraised value increase against a $210K spend.

Can you mix metal roofing with cedar siding in a snowy climate?+

It's actually the ideal Wasatch combination. Standing-seam metal sheds snow cleanly, cedar handles freeze-thaw beautifully when properly back-vented, and the contrast reads as authentically mountain modern. We always include snow guards above entries and walkways.

How long does a full exterior renovation take?+

Plan on 12–18 weeks for a project of this scope. We sequence the work so the home stays weather-tight throughout: roof first, then windows, then siding/stone, then landscape and hardscape last.

Do I need HOA or county approval for an exterior remodel in Heber Valley?+

Most Heber Valley and Midway HOAs require architectural review for siding, roofing color and front-elevation changes. Wasatch County also requires a building permit for any structural framing change. We handle all submittals and approvals as part of pre-construction.
